What size mini split do you need?
Tell us about each room and we'll match a mini split. Each room gets its own indoor unit: a 9,000 BTU (9K) unit covers a small room (up to 400 sq ft), a 12K a medium room (400–600 sq ft) and an 18K a large room (600–800 sq ft).
Not two or three rooms?
How we size
- Those coverage ranges assume 8 ft ceilings, average sun and average insulation. Tall ceilings, big windows, poor insulation, cooking heat and a sunroom or garage push a room up a size; shade, good insulation and a cool basement pull it down.
- Cold winters size every room about 15% larger, and the larger 27K outdoor unit is what adds heating capacity on the coldest nights.
- A room bigger than 800 sq ft gets two indoor units, each sized to half the room.
Bigger is not better. An oversized indoor unit cools the air faster than it dehumidifies, short-cycles, and leaves the room clammy. If a room lands right at a boundary, pick based on how it actually feels in July and January, or ask us to size it from a floor plan.
